Break options provide an opportunity if you are not satisfied with the current lease terms to renegotiate, vacate the property if an occupier or remove a tenant if you are a landlord. Break options can be complex with onerous conditions and making the correct decision to serve or not serve is crucial. We can provide initial advice on your options, whether you wish to leave a property as a tenant or use the break to renegotiation your current lease. These are becoming increasingly key in a challenging market and it is best to ensure you get the most from your break option/s.

There are a range of rent review clauses which can often be confusing with many pitfalls which are all determined by the wording in your lease. We can act on your behalf in order to determine the rent review or give advice on what is likely to happen.
4 // LEASE STRUCTURE

A lease determines the relationship between the occupier and landlord and many clauses are overlooked with many needing restructuring. We can review the terms of your lease/s and provide counsel on how to best restructure your lease/s to ensure they fulfil your current and future requirements. For instance, you may need further flexibility in your lease going forward, have plans for future redevelopment or the future use of the property as an occupier may change and the use is prohibited in your current lease. You need to ensure you do not overlook the clauses within your lease/s which may have an affect on you in the future, this is where we can help advise.
